One thing I've noticed after living in Germany for several years is this:

Most of us spend years learning the language, finding a job, paying taxes and adapting to life here.

But very few of us actually understand how the German financial system works.
Questions like:

• Why do people have so many different insurance policies?
• Is private pension really worth it?
• How does investing work in Germany?
• Should I buy or rent?
• What happens to my pension if I move back to India?
• What is worth having, and what is simply marketing?

I've asked many of these questions myself over the years.
Sometimes I found good answers.
Sometimes I received completely different opinions from different people.
And sometimes I realised that understanding the system is almost as important as earning a good salary.

I'm currently spending more time learning how Germany's financial and social security systems actually work—not just from articles or YouTube videos, but by studying the regulations, speaking with professionals and understanding how different solutions fit different life situations.

My goal isn't to convince everyone to make the same financial decisions.
My goal is to help people make informed decisions.

Buying a house in Germany was not always part of a perfectly prepared master plan.
The idea started quite practically.

After living for almost five years in a 46 m² apartment, my wife and I wanted something bigger. Once we started checking larger rental apartments, one thing became clear very quickly: renting a bigger place in Germany can become expensive.

One day, I randomly came across a house listing online and started comparing the monthly financing cost with the rent for a larger apartment.
That was the trigger. I asked myself a simple question:
If the monthly cost of buying is comparable to renting, why not at least explore the possibility of owning?

From an Online Listing to a Real Search
Once that thought entered my mind, we started looking at houses more seriously.
We did not visit dozens of properties. In fact, we viewed only two other houses nearby before receiving an invitation to visit the third one.
That third house felt different.
The location suited us, the basic structure was good, the price was manageable, and most of the required work looked like renovation rather than a complete reconstruction.
With some investment and effort, it could become our first real home. And that is exactly what happened.

Why Magdeburg?
Some people may ask why I chose Magdeburg instead of Berlin, Leipzig, Wolfsburg or another larger city.
The answer is quite simple: Magdeburg had already become home.
I had been living here for several years. I had built my social circle, professional connections and community involvement here. Through initiatives such as Enjoy Magdeburg and Gujarati Samaj Magdeburg, I was already connected to the city in a much deeper way than just having an address here.
So, why not Magdeburg?
A house is not only about square metres, property value or future appreciation. It is also about the life you have built around it.

How Much Money Did I Have Saved?
At the time, I had approximately €10,000 to €15,000 in savings available. That is not an enormous amount when you consider the complete cost of purchasing and renovating a property in Germany.
In addition to the purchase price, buyers should expect notary fees, land registration costs, property transfer tax and other expenses. Together, these additional purchase costs can easily amount to around 5–6% or more, depending on the situation.
The important lesson for me was that you do not necessarily need to be extremely wealthy before you begin looking. However, you need to clearly understand your financing capacity, available liquidity and renovation risk.

People Were Sceptical
Most people around me were not directly negative, but they were sceptical. And honestly, that is understandable.
Buying a house is a major financial commitment. As an immigrant in Germany, the decision can feel even bigger because you are making a long-term commitment in a country that was not originally your home.
But scepticism from others should not automatically stop you. It should push you to check your calculations more carefully.
I did not buy because somebody convinced me. I bought because, after comparing the numbers and understanding the risks, it made sense for my situation.

The Negotiation Was Surprisingly Simple
One of the biggest surprises was the negotiation process. It was much easier than I expected.
The property market in Magdeburg was perhaps not as competitive as in cities such as Berlin, Hamburg or Munich. We were able to discuss the price without entering into an aggressive bidding situation with many other buyers.
Sometimes a less fashionable location can offer more flexibility and better opportunities.
That does not mean every cheap property is a good property. But it means buyers may have more room to think, inspect and negotiate.

Financing:
Peace of Mind Over Maximum OptimisationFor financing, I decided to stay with the bank that was already involved in marketing the property.
Could I perhaps have saved another €100 somewhere by comparing every possible offer?
Maybe.
But I valued a smooth process and certainty more than chasing the theoretically cheapest option.
Sometimes the best financial decision is not the one with the absolute lowest interest rate. It is the one that gives you a reliable process, manageable monthly payments and peace of mind.
I had already purchased a rental apartment before, so the notary process and much of the paperwork were familiar to me. That experience made the house purchase considerably less intimidating.

The Real Cost Started After the Purchase
The house itself was only the beginning. The renovation cost eventually exceeded €30,000.
We replaced the old windows with modern triple-glazed windows, renovated important areas and later installed a photovoltaic system.
Some of the renovation work was straightforward. Other parts were far more demanding than expected.
The kitchen and bathroom caused the biggest headaches.
I removed old tiles myself and also handled other demolition and clearing work around the house. While removing the flooring in the living room, I discovered that old newspapers had been used underneath it.
That was one of those moments when you realise that an older house will always contain surprises.

Some are interesting.
Some are expensive.
And some make you wonder what the previous owner was thinking.

The Hidden Problem Still Waiting
The bathroom in the basement requires a complete overhaul.
For now, we are not using it, so it is not an urgent problem. In the future, however, the basement could potentially be renovated and used as accommodation for students.
This is another lesson from buying an older house: You do not need to solve every problem immediately.
Some renovations are essential before moving in. Others can be prioritised based on budget, urgency and future plans.
Trying to make everything perfect from day one can destroy your finances and your peace of mind.
Doing Some Work YourselfI am proud that I completed part of the preparation and demolition work myself.
Removing old tiles, flooring and unwanted material from the house saved some labour costs. More importantly, it gave me a stronger connection with the property.
However, DIY work should also be approached realistically.
Doing something yourself makes sense when:

• the work is safe,
• the quality risk is manageable,
• you have enough time,
• and mistakes will not cause structural or technical damage.

Electrical, plumbing, structural and specialist work should generally be handled by qualified professionals.

Saving money is good. Creating a more expensive problem is not.

Why I Am Proud That I Bought Young
The decision I am most proud of is simply buying at a relatively young age.
Buying young gives you more flexibility.
You have more time to repay the financing, improve the property gradually and adjust your long-term plan. You may also be more willing to do some work yourself and tolerate the inconvenience of renovation.
That does not mean everybody must buy a house in their early thirties.
Buying is not automatically better than renting.
But when the location, financing, personal plans and property all fit together, age can become an advantage rather than a limitation.

How Homeownership Changed My Mindset
Owning a house feels great.
There is a different sense of freedom when the property is yours. You can renovate it according to your preferences, improve its energy efficiency, install solar panels and shape it over time.
At the same time, owning a house means responsibility.
There is always something to repair, maintain, check or improve.
As a tenant, you normally call the landlord when something stops working.
As an owner, you first look at the problem, then at your bank account.
Still, the work feels different when you know you are improving your own home.
You may complain during the renovation, but later you enjoy the result much more because you know what went into it.

My Advice to Young Indians in Germany
Many Indians grow up with two major dreams:
Buying a car and buying a home.
So, should a 25-year-old Indian student in Germany dream about buying a house here?
My answer is: Why not?
Dreaming is not the problem.
The problem begins when dreams are not supported by facts.
Understand your career prospects, income, savings, financing capacity, additional purchase costs and the local property market. Be clear about whether you want to stay in the city long term. Calculate the renovation budget realistically and always keep some reserve for unexpected problems.
Do not buy a house merely because society says ownership means success.
But do not reject the idea simply because others believe it is impossible for an immigrant.
Make your facts clear.
Make your expectations realistic.
And once the numbers and your life plans match, have the courage to take the next step.
Buying our house was not a perfect process. It required money, patience, physical work and many decisions.

But after years in a small apartment, turning an older house into our first home has been one of the most satisfying milestones of my journey in Germany.

There was a spread of mouthwatering Gujarati snacks and sweets, allowing everyone to indulge in the flavors of the festival. As guests took breaks between dancing, they could enjoy a taste of Gujarat’s culinary delights.

The success of the Navratri Utsav at Factory Magdeburg was not only due to the spirited dancing and delicious food but also the unity and enthusiasm shared by everyone who attended.
